This month’s ‘Photo of The Month’ has a story behind it, as they all do. A couple of Thursdays ago we received a call, ‘Dave, my brother and sister have found the house!’ We didn’t even know they were looking, hadn’t been through a consultation or anything! It was also my regular ‘day off’ but we knew we had no time to waste.
I immediately called the listing agent, whom I’d spoken with days before about another property (and done him a bit of a favour, which helped!), and he told me, ‘Dave, it’s got a subject to sale on it, but we have a 24 hour bump clause.’ That was our chance! We got through the home that evening, submitted the offer immediately, got it accepted, bumped the buyers in first place, and within 48 hours had an accepted offer. From there we kicked into gear to get those subjects removed and within the week we had it all done – SOLD!
It took incredible teamwork from everyone involved, including the clients, ourselves, the mortgage broker, and the home inspector, but we all did everything we could in such a tight timeframe to make it happen.
